How to design the plans for your future home?

Here are the 5 essential steps to successfully draw a house plan. Architect-PACA.com provided you with the starting tips, essential and necessary to get off to a good start in the design of a house.

Realize and draw a house plan yourself in 5 stages:

How to make a home plan on paper or on a computer quickly and successfully complete your project, you will know while reading the article below.
Architect-PACA.com has more than 15 years of architecture experience, we are revealing all of our tips for making your own house plan.

Follow the guide

1st step: Define the program

We are not talking about a computer program here, but in architectural terms, the program represents your expectations and desires.

This is represented by a wish list, such as the number of rooms expected, the type of architecture, the volumetric requirements … etc …

All you need to do is take a paper and pencil if you make your house plan on paper or on your favorite note-taking software on your computer.

Personally, I prefer the paper format, but use from time to time either a spreadsheet and / or a software of the mind manager type. These software allow you to set up a hierarchy of your ideas.

This phase is a bit tedious, but essential because it will allow you to free yourself from many constraints later when you draw your own house plan.

2nd step: Harvest all constraints

And yes, writing a draft of your future home is not a pleasure, it must also respect the law and all the rules … you must therefore methodically read all the external constraints to arrive at a building envelope of the land to receive your house.

How to proceed ? you will say to me, this is another assiduous reading of the PLU and the technical rules associated with RT2012, civil code and DTUs. Knowing how to draw traits is one thing, that they can be transformed into tangible objects is another.

The way you draw your house plan will influence cost or budget, you have to take that into account, because the budget is the budget, as we all know.

That said, you must proceed in order. First, you have the surveyor plan (Very important) because it is on good foundations that we build a project. Too many people leave on a simple cadastre plan or plan from the geoportal site, which are certainly interesting for a situation plan but not in conformity to establish a project correctly because too uncertain dimensionally.

The surveyor plane must include all the limits and the topographic points or contour lines. These points or lines will allow you to validate the height of your project vis-à-vis the natural terrain. These dimensions with regard to the ground before works will have to be seen on the mass plane, one of the centerpieces of the building permit application file.

Reading the PLU will be your bible throughout the process of designing your house design. It is imperative not to omit anything otherwise your license can be easily attacked by a third party and canceled as quickly as it has been issued to you.

This synthesis being made, you must plot on the plan of surveyor the constraints provided by the PLU. For all the rules that cannot be drawn directly on the plan, you will have to keep them in mind to integrate them into your outline of the house plan.

3rd step: Make your house plans

Here’s the moment you’ve been waiting for … “Make my house plan” … or “Make your house plans” … you’re there.

You already need to approach how to make a scale house plan. Quite simply the scale is a method allowing to represent on a paper a plane without being obliged to draw in real size.

The majority of house plans are drawn on a scale called 1 centth written 1/100 th. This means that you actually represent 1 meter by 1 cm on the paper.

Do not be sad or disgusted, if you do not succeed the first time, think that an architect 6 years of study after the BAC to assimilate all these methods and make the best of them by optimizing all these data.

You will have to arm yourself with patience and have method. The simplest thing is to trace pieces of paper representing the main pieces that you will position relative to each other on the plan of the surveyor.

Tip: do not clutter with residual spaces or circulations, they will appear by themselves when you have found the optimum position.

Remember to orient your rooms according to the course of the sun in order to represent a plan of your ideally bioclimatic home.

Natural plants and masks should also help you position the parts. A field delivers tracks that it follows to optimize the position especially with regard to future network links (Telecom, Electric Power, Water, Wastewater..).

If you want to draw a house in L or on the floor, consult our advice to obtain a suitable plan.

Regarding the house-to-floor plan, start from the top, the constraints related to the networks and the staircase are structuring for the entire layout of the house project.

Once the positions of parts have been found, you must take these back on a more precise diagram taking into account the actual circulation. Internal circulation must not be less than 0.90 m.

Do not see too big either, because these pieces are generally not used except if you integrate spaces such as a library or storage.

Be able to keep in mind when developing the sketch of your future home that all dimensions count materials and by ripple effect a final cost.

The plan thus obtained, you must therefore give it volume, because a house is in three dimensions.

For the most skilful of you, you can get into freehand axonometry or you can use 3D software. Many software exists, I leave you the judge of the choice of the product most suited to your computer skills.

Personally, I appreciate the hand-up sketch more, because it gives me a freedom that I don’t have the first time with a computer. But years of experience allow me to make this choice.

We must not forget that a beautiful house is not just a reflection of its plan. I will develop this for you in the 4th stage ….

4th step: The facade composition

Knowing how to plan a house is not limited to its 2D representation, you must represent the 4 facades and compose them. The whole art of architecture lies in composing a pleasant to live house but also pleasant to see.

Your plan must take on volume and be balanced. The ratio of fillers (walls) and voids (openings) must be reflected. If the position of a window is better positioned in a certain place to respond to a sympathetic and aesthetic feeling must be modified, you will have to pass on the consequences to the interior design.

Remember that a house must receive technical elements that will condition certain proportions … so make the round trip summary between your sketches of facades and your plan to forget nothing.

As I say to my masterpieces all the time: “As long as we are on paper nothing is serious ! On the other hand, all important omissions will have a financial impact if it is only detected on the site. “. So be vigilant, because approximations are especially expensive which requires a result.

5th step putting the plan clean

Like, you could read it above, drawing a house plan is psychological / technical and physical gymnastics (if you use the small papers). Do not hesitate to draw, start again, redraw many times to obtain a satisfactory or even superb result.

ESPECIALLY, do not throw anything away and accumulate your sketches, because sometimes a good idea combined with an old other idea is the good synthesis. So putting the house plan to the scale in its own final.

If after all these adventures, you cannot draw your happiness … Contact an architect . Carrying out a feasibility study or, this is a very affordable mission believe me, you will gain by the exchange !

Read the plans properly

Many people think they know everything about everything, but it is unfortunately complicated to know everything without training.
Isn’t it essential to learn to understand ?

I think we agree.
Architecture does not depart from this rule, quite the contrary

The first art of architecture requires having a few bases, not a huge one, but bases all the same to be able to assimilate the initial base.

Reading house plans and the nature of the various documents meet standards.

The architectural drawing standards are described in a workshop I called “Learning a Plan”

This workshop presents the different bases and explanations on how to understand the reading of plans in architecture.

An E-learning workshop, accessible to everyone and in which you can ask all your questions.
